Changing Skyline: Greenwich’s Future Development in 2025
Skyscrapers reaching up to 36 storeys tall, the potential demolition of a residential block, and a watch tower offering ‘unparalleled views across London’ are set to transform the Greenwich borough skyline in 2025. South London is bracing for an array of developments in the upcoming year that promise to reshape the area in profound ways.
Massive 36 Storey Towers Overlooking the River Thames
In a groundbreaking move, the Morden Wharf scheme in Greenwich Peninsula is undergoing a significant redesign by Jo Cowen Architects following its recent acquisition. The ambitious project aims to introduce 1,500 new homes to the area, featuring blocks soaring up to 36 storeys high. Galliard Homes and City Developments Limited (CDL) joined forces to lead the development, marking a historic partnership between the two companies. With the original approval granted in September 2021, the scheme encompasses the construction of 12 tower blocks, enhancements to the nearby Thames Path, and provisions for 50,000 square feet of retail and dining spaces.
Tower Blocks Up to 33 Storeys Tall Coming to East Greenwich
East Greenwich is on the cusp of a transformation with the construction of 564 new homes on Telcon Way. The Criterion Capital project is comprised of three blocks, reaching up to 33 storeys, following the green light from the Greenwich Council. While the developer initially proposed 35-storey towers, adjustments were made to redistribute the top two floors of the tallest block among the remaining structures. Tim Bystedt, head of design at Criterion Capital, emphasized the project’s potential to revitalize a long-vacant site, promising a fresh beginning for the community.
Woolwich Block Awaits Decision on Potential Demolition
The fate of residents at Mast Quay Phase II in Woolwich hangs in the balance as Greenwich Council deliberates on the potential demolition of the blocks. The controversy erupted towards the end of 2023 when the council intervened against developer Comer Homes, citing multiple planning deviations from the original approval. A public inquiry conducted in July and August 2024 is expected to shed light on the matter, leaving both parties on edge as they await the final verdict.
Over 800 Students to Move into 36 Storey Block Beside the O2 Arena
A new 36 storey tower block is slated to rise next to the O2 Arena, welcoming 820 students to Peninsula Square near North Greenwich Tube station. The development aims to provide affordable housing options for students from Ravensbourne University and University of Greenwich, filling a critical need in the area. With communal gardens, retail spaces, and shared amenities, the project seeks to create a vibrant hub for student life, bridging the gap between education and entertainment in the bustling neighborhood.
From towering skyscrapers to student accommodations, Greenwich’s skyline is evolving to meet the changing needs of its residents. As the borough gears up for a series of groundbreaking projects, the future promises a blend of modernity and heritage, shaping a dynamic landscape for generations to come. As the community eagerly anticipates the unfolding developments, the winds of change are sweeping across Greenwich, ushering in a new era of growth and prosperity.
